FIRST: The Rental Contract is valid for..... months, starting from the day ....., of the month ....., of the year. It is established that the monthly rent has to be paid from the 1st to the 5th of each month, in advance and in the address specified by the landlord.

SECOND: The offerer and/or future tenant will have to bring a guarantor that will sign this real estate contract agreeing with all the terms and conditions listed in it. Said guarantor must have ownership of one or more properties, their value must be equal or higher to the amount he/she is acting as a guarantor for. It is also established that the guarantor must be approved by the landlord.

THIRD: The tenant will take the responsibility of paying Common Expenses, the Real Estate Tax and the Municipal Tax, as well as the bills for electricity, gas and telephone line.

FOURTH: In the case any condition in this real estate contract is not fulfilled, the party in breach will loose any amount paid till that point, with out any kind of judicial or extrajudicial intervention.

FIFTH: If the landlord was not satisfied with the offer proposed by the future tenant, he/she will give a refund of the amount received from the offerer, immediately.
