Buenos Aires - Sales/Offer Acceptance Agreement for Garage

This Acceptance Agreement, subject to the following clauses is held between..... with Identification Card Number: ....., with residence at ....., from now on known as THE SELLER, and..... with Identification Card Number: ..... with residence at ....., from now on known as THE BUYER.

FIRST: THE SELLER, being the sole holder of the property compels himself to sell to THE BUYER, and the last one to buy the fixed garage Number: ..... located at ....., later referred to as GARAGE.

SECOND: The GARAGE will be handed over in its current conservation state, known to THE BUYER beforehand.

THIRD: Any debts that the GARAGE might have before the transaction are to be dealt with by THE SELLER. In the moment the transaction is completed THE BUYER will be responsible for all the costs associated with the GARAGE.

FOURTH: The total price for this sale to take place, will be $..... (Pesos: .....), that will be paid to THE SELLER by THE BUYER in the following way:

• a) ..... percent of the total price, that means $ ..... (Pesos: .....), will be given to THE SELLER in cash.
• b) ..... percent of the total price, that means $ ..... (Pesos: .....), will be given to THE SELLER the moment the deed to the property changes ownership.

FIFTH: The notarization will be done within the maximum term of..... days, with the intervention of the Public Lawyer ....., designated by THE BUYER. If THE SELLER was to be absent the day the deed was to change ownership, he/she will have to pay to THE BUYER for each day of delay the amount of $ ..... (Pesos: ......). If ..... days were to pass without THE SELLER showing up, THE BUYER will be authorized to do the following: a) Demand for the GARAGE to be notarized within a court, plus the payment of $..... SEXTA: The GARAGE must be handed over with nothing blocking it and clean.

SEVENTH: The spouse of THE SELLER also agrees with this sale and signs this real estate contract.

OCTAVA: The taxes for any seals involved in this real estate contract are are in charge of ..... .

NOVENA: Any notification for the parties involved, are to be sent to the following addresses:

All notifications sent to these addresses will be taken as valid.
