Now that the escritura has been completed successfully and the property is yours, it is time to make it ready for a potential lease or make a basic refurbishment so that it is apt for living in.
When investing in property with the intention of using it as a means of income through short term rentals, it is important to make sure that the property is up to the short term rental standards before putting it on the market. This will make the renting of the property easier and also allows for you to charge a higher monthly rent.
Light colors are recommended, simple decorations, but something that makes the property feel lived in, and so more inviting for the tenant. Make sure to paint all the walls and repair possible water damage or other problems that older properties might have. Installing heating or air conditioning can be very important as most persons coming from North America are highly dependent on these facilities.
Large Kitchens and Bathrooms are not essential. The tenant will most likely not cook much in the property, but still require the kitchen to be fully equipped for the occasional dinner or breakfast preparation. The bathroom should be comfortable, and if there is space for a bathtub, all the better. Make sure that the persons that you are working with know what they are doing so that they don't incline the floor in the wrong direction, causing drainage of the floor to be almost impossible. Tenants don't want to be left with extra work such as drying the floor after each shower.
The furniture that you equip your property with should be comfortable and modern. Each room with the same number of beds as the number of tenants you intend to have staying in the property, and proper closet space for each. Put a personal touch on the property by putting a painting or plant in it, making the tenant feel more at home and the property more inviting.
There are many places to purchase furniture in Buenos Aires, and there are commonly a neighborhood or street where a certain type of furniture or accessory can be bought. If you are working with an investment consultant this is someone that will be able to tell you where a certain thing can be found in the most variety, or a store that has accessible prices in the thing you are looking for.
The property needs to be equipped with at least one chair in the dining room per maximum number of tenants, and per tenant at least two towels, pillows and sets of sheets. They will also expect there to be silverware, pots and pans, plates, a microwave, stove and oven, and anything else needed for a fully equipped kitchen.
For the living room there should be couches and sofas able to fit at least the maximum number of tenants comfortably, a TV, and lately a wifi connection has also become essential for luxury short term rentals.
When the property is intended solely for short term rentals to tourists, leaving behinds a few guides to the City of Buenos Aires is a good idea. A small map, such as a guiaT and a list of the closest grocery stores / pharmacies, etc. Will make the tenant feel welcome and ease their arrival.
Offering a weekly cleaning service is also something that the tenant will highly value, but will also increase the monthly rent.
