Buenos Aires - Sale Authorization Contract

The present real estate contract grants complete and exclusive authorization to the firm ".....", represented by the Public Auctioneer and Public Real Estate Broker ....., with studies in ....., domiciled at ....., on the city of Buenos Aires, area of ....., Province of Buenos Aires, for the term of..... days. This authorization is to sell the property on the street ....., area of ....., Province of Buenos Aires, under the following terms and conditions.

FIRST: The total price of the sale will be of: .....

SECOND: The payment will be done in the following way:

• a)When the sales real estate contract is signed the amount of ..... will be paid.
  
• b)When the properties deed is signed the amount of ..... will be paid, in cash.
  
• c) The property´s deed will be signed in the term of..... days, starting from the day the sales real estate contract is signed. All costs regarding this procedure will be paid according to what was established in the sales real estate contract. The property will be handed over immediately after the signing of the deed, being this one free of any kind of occupants.

THIRD:The AUTHORIZER declares: being the sole owner of the property, that the property titles are all perfect (with out any debts, mortgages, etc.) and with up to date payments for taxes and services up until the day of the deed´s signing.

FOURTH: The telephone line with Number: ..... is installed in the property. It will be paid by the AUTHORIZER until the day of the signing, when it will be transferred to who ever results as buyer.

FIFTH: On the case the sale takes place or the present authorization is no longer valid, the AUTHORIZER must pay..... the amount of ..... percent of the total price obtained from what is established in this authorization. The payment will be done the moment the sales real estate contract is signed, when an offer is accepted or when this authorization is no longer valid.
